Problems with my rubber plant

Hello, everyone. I'm new to this forum and I would appreciate some help regarding my rubber plant.
I've had this plant for several years, but in the last couple of years the leaves started to look a bit rusty on the underside. Does anyone know what's wrong?

It looks like a fungal disease which may grow on the back of the leaves because of excessive humidity. You may need to remove the attacked leaves and spray the rest of the plant with a fungicide. Try to keep the plant in a more ventilated and dry spot. Don't overwater the soil. Put your finger on the soil and water only if it is dry.

Have you checked for spider mites? Seems like they used to be a problem when I had a rubber tree plant.
