Another came-with-the-house treasure: huge gardenia growing in the middle of the backyard in full sun, blooms profusely but the blossoms have no fragrance. An odd cultivar? A missing nutrient?
fragrance-free gardenia?
I don't have an answer to your gardenia problem, but I have a tea olive that seems to be frangrance-free. Have you posted to the "fragrant gardening" forum? I'll bet they can help you. Good luck!

Didn't realize there was one! Jeepers, there's something for everybody around here! Thanks!
