Salt tolerant grasses

I've been doing research on which grass to plant at a beach front house (Edisto) and, the more I look the more confused I'm getting.
I now have a list of two St. Augustines--Palmetto and Mercedes planted as sod, and four Zoysias planted as either sod or plugs.
The top two Zoysias are Amazoy and Zenith.
Each nursery says their recommendation is best and that their recommendation will grow in salty sandy areas. The only problem is that each nursery says the other grasses will not grow in those areas, only their recommendation will.
Some say to strip the thin bermuda I have now and till the sand??? to get the soil? ready for the sod. Others say to use plugs and you don't have to do anything but put in the plugs and water them heavily the first week and less and less for the first month.
Does anyone know which grass is best for 100% sand in a salty environment?
