Can anyone help I’d the black marks on my Hoya PLEASE

Got home yesterday and did my usual rounds of my plants to discover one of my Hoyas (Australis) a little odd.
She has black spots/marks on a few of her leaves.
Much appreciated if someone can help identify what is wrong and how I can treat her. I haven’t had her long on inspection of her soil I found a couple of wee mushrooms and the soil feels compacted.

I’m not sure what that is, does rub off or seem to be inside the leaf? I’d remove the leaf, for sure. And repot with a looser soil mix, maybe 1/3 potting soil, 1/3 orchid bark, 1/3 perlite or vermiculite.

If it’s inside the leaf, could be some sort of disease, but I’m no expert on these things.

You need to replace it with better soil with fertilizers, and also treat the leaves with a special composition.
